Winch Family - First Street home Purchase

I found this document and attachments in my father's, Myron E. Winch, papers in a green metal box in 2021. I had never looked in it before as I thought that it was my grandfather's last wife's artifacts. 

These documents start in 1947 when my father bought his mother's home. These documents read as:

AGREEMENT FOR SALE OF REAL ESTATE

          THIS AGREEMENT, made and executed this 22nd day of September 1947, by and between Marion Nine and Susan G. Nine, husband and wife as joint tenants of the County of Fresno, State of California, herein called Sellers, and Myron E. Winch, of the County of Fresno, State of California, Herein called Purchaser.


WITNESSETH:

           Sellers, for and in consideration of the paying, keeping, observing and performing of each of the tems, covenants, conditions and agreements on the part of the Purchaser to be performed, as herein provided, agree to sell and convey unto Purchaser, and Purchaser agrees to purchase of and from Sellers, that certain real property situate in the County of Fresno, State of California, described as follows:

Lots Nineteen (19) and Twenty (20),
Block  Three (3), Esmeralda Heights,
Addition to Fresno,
for which Purchaser promises and agrees to pay Sellers, as the purchase price of said property, the sum of Two Thousand Forth ($2040300) Dollars, in lawful money of the United States, payable as follows:
          $60.00 in cash upon the execution and delivery of this agreement, receipt of which is hereby acknowledged, and the sum $30.00, or more, per month commending on the 1st day of October, 1947, and continuing on or before the 1st day of each and every month thereafter until full purchase price, including interest at six (6) mn [months?] % is paid in full.

          All payments shall be made to Seller at his office on Clovis and Ventura Avenue, near the City of Fresno. Said payments shall be applied, first to any advances made by Sellers, secondly, on account of interest due Sellers, which interest shall be compulted monthly a 6%m.n. per annum basis on unpaid balance, and the balance on the payment of the remaining principal sum due upon this contract. All taxes and insurance premiums are to be paid by Purchaser before becoming delinquent.

          If the Purchaser shall fail, neglect of refuse to keep, observe or perform any or all of the terms, conditions, covenants or promises herein on their part to be kept, ovserved, or performed, the Sellers may, at their option, declare this contrat at an end, and re-enter and take possession of said premises, and eject the Purchasers and all other persons therefrom, and all payments theretofore made shall be retained by said Sellers as rental for the use and occupation of said premises, and the Sellers shall be released from all obligation in law or equity to convey said premises, or the Sellers may, at their optin, declare the whole amount of the principal sum then unpaid due and payable, and proceed to collect the same, or the Sellers may pursue such other course as they may be advised under the terms of this Agreement, hereunder shall not be considered, or be, a rescission of this Agreement.
          The waiver by Sellers of any breach by the Purchasers of any payment, convenant, condition or agreement of the part of the Purchaser shall not be deemed to be and shall not be a waiver of any subsequent breach by Purchaser, nor a waiver of any other condition, covenant, or agreement herein contained.
          In the event that suit should be commenced by the Sellers herein, to enforce collection of any  moneys agreed to be paid by the Purchaser or to enforce the performance of any covenant, condition or agreement herein contained on the part of Purchase, it is understood and agreed that the Court in which such action a
may be commenced may award to the Sellers a reasonable Attorney's fee to be fixed by said Court, and to be and become a part of any 

judgment that may be obtained in such action by the Sellers.
          All of the term, conditions, covenants and promises and agreements herein contained shall extend to and bind the successors and assigns of the Sellers and the heirs, executors, administrators and assigns of the Purchaser, and time is expressly made of the essence of this Agreement.

Balance $2150.00 to be paid at $30.00 or more per month with 6% interest on unpaid balance. Payment to begin Feb. 1-1947 and continuous monthly [?] full purchase price and interest are paid in full.
